The Platform at a Glance
Thailand’s Grade A Supply Gap
Manufacturing capacity is relocating out of China. Domestic e commerce is maturing well beyond Bangkok. Grade A warehouse supply remains thin relative to what occupiers actually require.
In INPHRA’s 2026 Grade A Warehouse Demand Index (GWDI), our own research methodology, Thailand ranked first among five major markets on a composite score of 83, ahead of New Zealand, Japan, the United States and China.
How We Structure Projects
Each project is held in a dedicated Thai project company, ring fenced by project and independently audited. Shareholding arrangements are confirmed with Thai counsel on a project by project basis. Reserved matters and shareholder protections are defined in the constitutional documents of each project company. INPHRA participates in every project it develops.

Frequently Asked Questions
What types of facilities does INPHRA develop?
We develop Class A logistics facilities, both build to suit for a named occupier and ready built for the general market. Specifications follow modern logistics standards including clear height, floor loading, dock configuration and fire protection appropriate to the occupier’s operation.
How does a build to suit project work?
A build to suit project moves through site identification, definition of the occupier requirement, lease negotiation, permitting, construction and handover. Construction capital is committed after the lease is signed. Timelines vary by location and permitting conditions.
How does INPHRA work with landowners?
We work with landowners on outright purchase, long term registered lease and joint development. Terms are agreed case by case and documented with Thai counsel.
Which locations does INPHRA cover?
Our current focus is northern Thailand, the Eastern Economic Corridor and the greater Bangkok logistics corridor. Site selection is driven by measurable occupier demand rather than by land availability.
How can foreign companies occupy or hold logistics facilities in Thailand?
Thai law restricts land ownership by foreign juristic persons. Facilities are typically arranged through Thai project companies, through long term registered leases for commercial and industrial purposes, or through investment promotion where the activity qualifies. The appropriate route depends on the activity, the location and the occupier, and is confirmed with Thai counsel in each case.
