E-Commerce Remains a Long-Term Demand Driver
Market expects continued logistics growth supported by e-commerce expansion and supply-chain restructuring
A development-led platform for logistics and industrial real estate, built by operators.
To develop world-class logistics and industrial facilities that serve as strategic enablers of our tenants’ growth — not simply warehouses, but the infrastructure modern supply chains are built on.
Founded in 2025 by a senior team with decades of experience across industrial real estate development, investment, and asset management in Asia.
INPHRA controls the entire value chain: land sourcing, entitlement, design, construction management, leasing, and post-completion asset management.
Our team has held senior roles at leading logistics real estate platforms, international logistics operators, developers and investment groups across Asia, New Zealand and the Middle East.
Members of our team led the delivery of one of the world’s largest fully automated warehouses in Thailand, grew logistics portfolios beyond one million square metres, and led more than USD 6 billion in investments. INPHRA now brings that experience together on one platform.
Our current focus is across Thailand, including the Eastern Economic Corridor and the greater Bangkok logistics corridor. Site selection is driven by measurable occupier demand rather than by land availability.
INPHRA Development operates as a fully integrated platform, controlling land sourcing, entitlement, design, construction management, leasing, and post-completion asset management. This full-stack approach enables tighter cost and schedule control, earlier tenant engagement, and accelerated stabilization.
Thailand’s ready-built warehouse stock is now around 6.4 million SQ.M, with occupancy around 88–90% in 2025. However, supply is growing faster than take-up, so occupancy may soften toward the mid-80% range by 2027. This means the market is not simply undersupplied; it is becoming more selective. Better products in better locations will outperform ordinary warehouses.
